Construction continues on this year’s street improvement project. The Contractor has split the project into smaller areas for coordination and scheduling:
- Area 1: Glenbrook Area (9th Street N, Gershwin Avenue, Glenbrook Avenue) – Project Area 1 Map
- Area 2: Hydram Area (Cardinal Meadows Neighborhood) – Project Area 2 Map
- Area 3: Helmo Avenue Area (Helmo Avenue Bay N and Upper 26th Street N) – Project Area 3 Map
- Area 4: 4Front Area (High Point Drive, Hopkins Place, 36th Street N) – Project Area 4 Map
- Area 5: 56th Street N – Project Area 5 Map
The improvements in the Glenbrook area include miscellaneous storm sewer and sanitary sewer repairs, full replacement of the water main, curb and gutter, and asphalt pavement. The improvements in all other areas include miscellaneous storm sewer, sanitary sewer, water main repairs, replacement of isolated sections of structurally damaged curb and gutter, replacement of the asphalt pavement section, installation of some new street lighting, bike trail replacement on 36th Street N, and new sidewalk on the west side of High Point Drive.
Miller Excavating is the Contractor for this project. They have successfully completed many similar projects locally. All project work is scheduled to be complete by September.
Current and Planned Work
Area 1: Glenbrook Area (9th Street N, Gershwin Avenue, Glenbrook Avenue)
- All water main pipe and services are now complete on Gershwin Avenue.
- New water main pipe and service installation is planned to begin on Glenbrook Avenue next Monday and will take about two weeks to complete. All houses should be hooked up to the above-ground temporary water system by tomorrow (Friday).
- The grading crew is excavating Gershwin Avenue now from north to south which should take about another week to complete. The top two feet of the roadway soil is being removed and replaced with a clean sandy soil to create a stronger and more drainable road subgrade. The salvaged gravel is being replaced on top of the sand.
- New concrete curbing on both 9th Street and Gershwin Avenue is planned for the week of August 7.
Area 2: Hydram Area (Cardinal Meadows Neighborhood)
- Sodding of the disturbed boulevard areas is planned for next week depending upon weather.
- Please help water your sod so it grows! The contractor will also water for the first 30 days only. Any sod that is acceptable after 30 days will not be replaced. See the sod care sheet for more information.
- The final layer of asphalt is tentatively planned to be paved on Monday, August 7 if all sodding is complete.
Area 3: Helmo Avenue Area (Helmo Avenue Bay N and Upper 26th Street N)
- Sodding of the disturbed boulevard areas is planned for next week depending upon weather.
- Please help water your sod so it grows! The contractor will also water for the first 30 days only. Any sod that is acceptable after 30 days will not be replaced. See the sod care sheet for more information.

Area 4: 4Front Area (High Point Drive, Hopkins Place, 36th Street N)
- High Point Drive is now closed at County Road 14 (34th Street) and traffic is detoured via County Road 13 (Ideal Avenue). This is scheduled to reopen to traffic on Monday, August 7.
- The first layer of pavement on High Point Drive and Hopkins Place is planned to be done next Monday and Tuesday.
- Work on 36th Street is planned to begin on Monday, August 7.
Area 5: 56th Street N
- Work is planned to start here in mid-August. Paving work may be done at night to minimize access disruptions.
Reminders
As construction progresses, please use caution traveling within the project area. Also, please do not park vehicles on the street from 7 AM to 7 PM within the project area unless instructed to by the Contractor to accommodate driveway work. This will help the Contractor to work more efficiently and will create a safer work zone. Thank you, as always, for your ongoing patience and cooperation.
